About this digital tool

The rent vs buy calculator helps you decide whether it pays to keep renting or to buy a home with a loan. Enter the home price, the down payment, the loan rate and term, the monthly rent and its expected growth, and the tool compares total costs over the years you plan to stay. It also finds the break-even point, where buying starts to be the better deal.

Buying has hidden costs: maintenance, property tax, insurance, fees and the opportunity cost of the down payment, while renting gives you flexibility. In general, the longer you stay, the more the balance tips toward buying. The result is an estimate and does not forecast market prices.

How to use

  1. Enter the monthly rent and the purchase price.
  2. Set the down payment, loan rate and term.
  3. Compare the total cost of the two scenarios.

Frequently asked questions

When does buying beat renting?

Usually when you plan to stay 5–10+ years. For short periods, upfront costs (notary, registration, down payment) make renting the better value.

When is it better to buy than to rent?

Usually when you plan to stay several years in the same place, the loan payment is close to the rent and property prices are not falling. Use the calculator's break-even point.

What hidden costs does buying a home have?

Property tax, maintenance, insurance, loan fees, notary and registration, plus the cost of the down payment that you could have invested elsewhere.

Does rent growth affect the comparison?

Yes. If rent is expected to rise every year, its cost over time grows and buying becomes more attractive. Enter a realistic growth rate in the calculator.
